Is this the county?
No. We’re a small, family-run service in San Jose, not part of the County of Santa Clara or any school district. We read the same public tax record anyone can, and file the same forms you could file yourself.
Why is checking free?
Most bills have nothing to fix, and you shouldn’t pay to find that out. We’re only paid when we file something for you and it’s approved.
What do you charge, and when?
Half of the first year’s saving per line, $39 minimum per household — waived when Measure D is the only line. You pay it once. For two school taxes and Measure D, $283 a year, that’s about $142. We send the bill only after the district approves, by mail with a return envelope or a link to pay. If it isn’t approved, you owe nothing. Filing your Homeowners’ Exemption alongside it is free.
Is the fee every year?
No. You pay once. The exemption stays until you move or sell.
What is Measure D?
The Open Space Authority’s parcel tax. It’s on most San Jose, Campbell, Milpitas and Santa Clara bills, usually $20 to $90 a year depending on the home. Owners 65 and over can waive it once. Filed by December 31, this year’s charge is refunded in about 60 days.
Can I get past years back?
No. A senior school-tax exemption applies from the next tax year, so nothing comes off the bill you’re holding now. The exemption appears on the bill mailed next October. Measure D is different: filed by December 31, this year’s charge is refunded. The Homeowners’ Exemption is different: filed by February 15 it counts for the current year (by December 10, for 80% of it).
Can I do this myself?
Yes. Each district has its own form and deadline; see them here.
What if I sell or move?
The exemption ends when the home changes hands; the new owner applies afresh. You owe us nothing more. If you’re 55 or over and move within California, ask us: you may be able to carry your old assessed value to the new home.
What happens to my information?
To check your bill we use only the public tax record. If you sign up, we keep what you give us to file for you: your name, phone, date of birth, and the ID and utility-bill photos the district needs. We never sell them, and we delete the photos once the district has confirmed.
Do I have to do anything every year?
Usually not. Most districts keep the exemption on your bill once it’s approved. Some ask you to confirm it every year or two; if yours does, we re-file it for you each year at no charge and remind you before the deadline.
